A fire extinguisher is an active fire protection device used to extinguish or control small fires, often in emergency situations. It is not intended for use on an out-of-control fire, such as one which has reached the ceiling, endangers the user (i.e., no escape route, smoke, explosion hazard, etc.), or otherwise requires the expertise of a fire brigade.
Typically, a fire extinguisher consists of a hand-held cylindrical pressure vessel containing an agent which can be discharged to extinguish a fire. Sometimes they have wheels.
If you own a property with fire extinguishers, you need to maintain them as part of your fire safety obligations. You may even be obliged to maintain fire extinguishers as part of your lease.

We had a case of a service provider who had been servicing fire extinguisher for a client for over 6 years When we asked why they hadn't quoted for the 3-year services in the latest quote, they said it was accepted industry practise to quote just for six monthly and yearly!. We don' buy into that at all, it's dangerous. In fact, this service provider had missed over 30% of all the 3-year maintenance services on the fire extinguishers!
1. When a property manager goes out to tender for maintenance, we've noticed that many service providers only quote six monthly and annual maintenance. We strongly recommend that you ask all service providers to quote for any 3 or 5 services as well over the length of the contract.
2. We also suggest you ask your service providers to carry out all 3 or 5 year test once during the year, even if the test is 11 months early, that way you get them all done at the same time and none are missed.
